Can Tenants Redecorate a Rental Property?
Tenants often ask if their landlord will allow them to redecorate the property. On the surface, this is a reasonable question and should generally not send alarm bells ringing in the landlord’s ear.
A Sign of Long-Term Intent
Firstly, if the tenant wishes to redecorate, this suggests that they possibly have a long-term outlook. As rentals become a mainstream form of long-term tenure, increasing numbers of tenants are taking pride in their home, which is surely good news for landlords.
The Tenancy Agreement and Property Condition
The tenancy agreement will usually include a provision requiring the tenant to look after the property and return it to its original condition at the end of the tenancy. But what if the tenant has actually improved it? They may redecorate in a way that appeals to others with a similar taste – potentially your next tenant.
Redecoration as a Deal Clencher
Allowing a tenant to redecorate could clinch a deal with the right tenant who likes the property but prefers a different décor. It also demonstrates that you’re a reasonable and flexible landlord – something most tenants appreciate. Nobody likes to feel overly restricted – within reason.
What is Reasonable?
This is a subjective question, and you’ll need to take a view. Ask the tenant what they have in mind. One key consideration is whether they plan to do the work themselves. You don’t want poor workmanship to deter future tenants, so you might prefer the work be done by a professional painter or decorator.
Assessing the Results
At the end of the tenancy, it’s your decision. Review the changes made, and in conjunction with your managing agent, determine whether the property is more or less attractive than when it was first let. If the appeal has diminished, the tenant should reinstate the original condition as outlined in the contract. If not, you are within your rights to deduct the cost of restoration from their deposit.
